Delivering a future-proof office

Situated in the Amsterdam’s Zuidas business district, global law firm Pinsent Masons’ newly acquired tenancy in the Crossover building comprises 1,350m2 of office space with terraces and balconies spread over the 7th and 8th floor.

To accompany their continued growth in Europe, Pinsent Masons wanted a flexible, state-of-the-art workplace for their Amsterdam office and an attractive working environment for its people, focusing on employee wellbeing as a priority. We were appointed to provide cost and project management services throughout the fit out.

A fit-out for maximum sustainability

With the building’s BREEAM and WELL building standard certifications, Pinsent Masons entered a ‘green lease’ with Crossover’s owners, meaning the fit out had to maintain these certifications.

We led the cost and commercial management and project management services for the project from October 2022. From its base build, Crossover incorporated a range of green technologies to deliver its energy-neutral performance. These include occupancy-controlled LED lighting, solar panels, energy-saving elevators and electric car chargers.

A borehole beneath the building generates thermal energy through heat and cold storage underground, and concrete for the main structure has been partially re-used. The building has an energy performance certificate of zero, with an energy rating of A+++.

Combining our local and global expertise

Key to our performance on this project was establishing a close relationship with the client and driving collaboration with the design team and Crossover landlords. We introduced a key digital tool to the project, the Lease Tracker application, which allowed for a smooth handover of the base build.

Harnessing the local expertise of our in-country team and working in tandem with our global teams, ensured the project’s delivery on time and on budget. We enabled effective communications between stakeholders which allowed faster decision-making and the ability to identify potential gaps in the scope of work. Subsequently, Pinsent Masons moved into their new office three weeks before the planned date.
