In line with the UAE's pledge to reduce carbon emissions by 2030, 6 Falak serves as a beacon within Dubai’s flourishing corporate occupier sector.
Spanning a built-up area of 200,000 square feet across seven floors, 6 Falak offers over 90,000 square feet of premium leasable space, adhering to institutional-grade standards. Each floor includes an outdoor terrace, and the ground floor welcomes visitors with a vibrant entrance, a café and a private garden.
Driving cost-efficient and strategic project milestones
We were engaged by the client to provide full pre- and post-contract cost and commercial management capabilities for the development. By capitalising on pre-established relationships and expertise, we ensured smooth project integration and adherence to operational protocols from the start of our role on the project.
Using our in-house benchmark data, alongside extensive market consultation, allowed Sweid & Sweid and its design team to focus on creating a cost-effective development without compromising on interior layouts and specification levels.
Due to our experience in managing the base build costs and our in-depth knowledge of the building, our team was also later appointed to work directly with three of the tenants to determine the specific costs for their individual office spaces as part of an integrated fit-out.

Falak 6 has achieved LEED Gold certification, setting new benchmarks and showcasing a commitment to environmental responsibility and efficiency in the region.
In September 2024, 6 Falak was purchased by Aldar Properties and the building is now fully occupied by multinational tenants, demonstrating the increasing demand for sustainably conscious office spaces in Dubai.
