Malmö Designer Village, Sweden

Building a new premium outlet scheme in Malmö.

The new Malmö Designer Village will be an outlet retail centre in a village layout with more than 100 retail units, as well as restaurants, cafés, and play areas. Outlet villages traditionally pull from a catchment of 90 minutes’ drive so it benefits from being close to both Malmö in southern Sweden and Copenhagen in Denmark, as well as benefitting from the significant tourism in the area.

Quality destination

Rioja Estates’ plans comprise a contemporary design with traditional architecture, as well as a high quality landscaped development enhancing the sense of arrival to an attractive destination. Shoppers will be able to enjoy green spaces, squares and streets, with exciting play areas and easy accessibility to parking and shops.

Cost advice

Our cost management teams have been tasked with the full suite of services from inception to completion. The project is still in the early phase with the design now ready to be submitted to the local authorities for building permit. We provided cost advice to the client to allow it to give investors confidence in the scheme’s viability. We also help to bridge the gap of understanding between the British client and lead architect and the local design teams.

Regional benefits

It is hoped that the outlet scheme will bring additional footfall to the area, as well as bringing major private sector investment to the Kävlinge Kommun municipality, boosting local jobs. As well as creating a new leisure destination for the immediate region, the project will bring additional tourism to the area from Denmark and northern Europe.

The project also aims to be a sustainable development with a high quality of design, and is being designed to achieve BREEAM certification level ‘very good’. This means it will have a low impact design with durability and resilience, aim to reduce carbon emissions, take in climate change adaptations, and offer ecological value and biodiversity protection.
