Our client’s requirements
The Corporation of Massey Hall and Roy Thomson Hall is a not-for-profit organisation that operates two music venues in downtown Toronto.
Massey Hall is their 124-year-old heritage listed venue that is undergoing a CAD142 million revitalisation programme. Works will repair structural and decorative elements inside and outside of the hall, improve safety and accessibility, and rejuvenate the iconic hall for another 120 years.
Our contribution
We supported Massey Hall as project manager and cost manager for all phases of the seven-year project.
We supported planning and design for phase two, which includes the renewal of the auditorium and the construction of a new seven-storey tower above the basement, incorporating a 500-person capacity live music and event venue on the fourth floor.
We have also supported all aspects of the project including the development of the design brief, review and commentary of the business case, procurement of multiple speciality design consultants and construction manager, securing multiple construction permits and statutory approvals and development of project budgets and construction costs throughout the design process.
As each phase work progresses, managing and forecasting costs is critical. We are helping Massey Hall align project scope and cost with their fundraising efforts.
Making the difference
Phase one of the project finished on schedule and under budget, even with additional scope, and we continue to work diligently with the owners of Massey Hall to enable the project’s ongoing success.
We are helping to secure approvals with the city, phasing the project effectively to track with funding, procuring multiple specialist consultants and creating detailed cost estimates at each design phase.
As project manager, we are also coordinating works with another busy site next door, where a 60-storey condo is being constructed. This has required significant negotiation to keep these independent projects running smoothly.
