Project overview

From strategy to capacity and beyond 

Khazna’s ambition is to develop a new generation of hyperscale and colocation data centres across the Middle East, built to global standards for resilience, efficiency and sustainability.  

Khazna is at the forefront of data centre technology, pioneering solutions that combine innovation, resiliency and sustainability. Projects must meet rigorous certification requirements, including Uptime Tier III, LEED Gold and Estidama Pearl sustainability ratings.  

 

Project STORY

Full lifecycle support 

We’ve been a long-term delivery partner to Khazna, supporting multiple hyperscale and colocation projects across the UAE.  

Our collaboration spans early fit-outs and expansion works at existing facilities in Abu Dhabi (AUH1) and Dubai (DXB1), as well as Alternating Current (AC) to Direct Current (DC) modification projects and several new builds, including DXB4, a Tier III facility with 40 MW capacity and DXB9, a hyperscale Tier III facility delivering 30 MW. 

We have also played a key role in supporting Khazna’s ongoing regional growth, providing full lifecycle support and managing complex delivery in live environments while working closely with hyperscale tenants and government stakeholders. 

At the programme level, we established consistent governance and control frameworks, led competitive procurement processes, and implemented modular construction and Building Information Modelling (BIM) to accelerate delivery. 

This programmatic approach has driven consistency, reduced risk and enabled rapid scaling across Khazna’s expanding portfolio. 

Sustainability and long-term value 

Our ability to manage technical complexity, maintain high HSE standards and integrate sustainable design principles has helped Khazna achieve Tier III certifications, LEED Gold and Estidama Pearl 3 ratings and industry-leading PUE benchmarks across multiple sites. 

Khazna’s award-winning facilities are now recognised as critical national infrastructure needed to power the digital economy. These projects have generated multiple job opportunities, advancing local skills. Sustainability has remained a core priority, with measures such as renewable energy use, advanced cooling systems and modular construction helping to cut emissions and reduce waste.
