Project overview 

Campus expansion

The East Village Expansion (EVE) project is the first major new build undertaking at adidas’ North American headquarters since its initial development in 2000.

The project consists of a 170,000 sq ft, five-storey office tower that sits above five levels of underground parking, bringing capacity for an additional 1,000 employees, and a three-level amenities building and soccer pitch.

The office building has a unique structure made up of precast concrete and heavy timber framing, one of the first of its kind in the USA.

Ambitious project schedule

adidas’ rapid growth in North America meant the EVE project needed to be delivered in a three-year concept-to-occupation schedule.

We were appointed as the project and cost managers with our primary focus on leadership of the multi-disciplinary design and construction teams, owner representation, budget control, change management, progress monitoring and stakeholder coordination.

Accelerated delivery

To enable an accelerated delivery of the project, the project team conceived a pre-cast concrete and mass timber hybrid structure, which reduced the build schedule by three months. The timber was locally sourced and manufactured in Oregon, sequesters carbon from the atmosphere and offers an overall smaller carbon footprint than other building materials.

Additionally, we devised a multi-phased approach to permitting the work with the City of Portland and, in doing so, successfully reduced the project schedule by an additional six months.

In mitigation of pricing and coordinating risk, we used a design-assist approach to mechanical, electrical and plumbing packages to allow full integration of the build partners.

We also managed a phased delivery system with the general contractor, allowing construction to start four months before the completion of design.
